In January 2022, we announced a plan to build a shopping center anchored by a grocery store at the southwest corner of Jacaranda Boulevard and Border Road. Located near the entrance of the Milano neighborhood and across from the entrance to the Venetian Golf & River Club, this shopping center would also include casual dining and other shopping. The initial plans, part of the Milano PUD (planned unit development), included a 47,240 square-foot supermarket and another 16,000 square feet of stores and a casual, eat-in restaurant. In June, we submitted to the City of Venice’s Planning & Zoning Department a proposal for a plat amendment, zoning amendment and site development plan to construct the commercial center.

PROJECT TIMELINE

January 6, 2022 – Neal Communities hosted a virtual public workshop via Zoom to inform neighboring residents about the proposed neighborhood commercial center, to solicit suggestions and comments, and discuss the proposed plan.

March 1, 2022 – Neal Communities hosted an in-person community meeting with members of the Venetian Golf and River Club to discuss the proposed plan.

June 14, 2022 – Neal Communities submitted to the City of Venice land use applications for a Milano PUD amendment, a preliminary plat amendment and a site development plan.

October 2022 – A variance has been submitted to Sarasota County to add a traffic signal on Laurel Road at the intersection of Veneto Boulevard in response to resident concerns. In January 2023, the request was denied by Sarasota County.

June 2022 – January 2023 – The amendments were reviewed by the City of Venice’s Technical Review Committee (TRC) to ensure adequacy of public facilities, services and utilities and consistency with the City’s comprehensive plan, zoning code and land development regulations.

January 17, 2023 – The Venice Planning Commission held a public hearing at 1:30 p.m. at Venice City Hall to consider the proposal. View the meeting.

March 21, 2023 – The Venice Planning Commission continued its public hearing at 1:30 p.m. at Venice City Hall to consider the proposal. The Commission voted 3-4. View the meeting.

May 23-24, 2023 – The Venice City Council hosted a public meeting for the first reading during its meeting. The hearing started on May 23 (see details) and was continued on May 24 (see details). The City Council voted to continue the hearing in June.

June 15-16, 2023 – The Venice City Council continued its hearing for first reading on June 15 and June 16. The City Council voted 5-1 to approve on first reading an ordinance to change the zoning to commercial.

July 11, 2023 – The Venice City Council voted 5-2 to approve on second reading an ordinance to change the zoning to commercial. View meeting details.
